HOA Board and Committee Members Needed Friday, June 13, 2025



For All Manchester Walk Homeowners,

Even though we are all part of the Homeowners Association we still need a couple of new members for the board. We meet quarterly and have monthly phone calls concerning all things Manchester Walk.

We are planning awesome things for the community, and we welcome all feedback and participation.

 

For All Manchester Walk Homeowners and Renters,

The Manchester Walk Homeowners Association is seeking Homeowners and Renters who want to serve their community by volunteering their time on a committee.

A list of Committees that could use volunteers are listed below.
• Lawn/Yard 
• Social/Kids Club
• Parking & Street
• Pool (seasonal)

NOTICE – POOL VIOLATIONS Wednesday, June 11, 2025

We have noticed that some homeowners, renters, and their guests have been purposely violating the community pool rules.

NO EXCEPTIONS

  • Use of the pool is a privilege extended to Manchester Walk Homeowners whose annual dues are current and paid in full. If you just paid your now past due HOA dues, please allow at least a week for payment to clear and the management company to activate your card.
  • All residents will need the white electronic gate card. If you need a new access card, please email ManchesterWalkCA@ThomasWilliamsMgt.com to request a new card. There is a $25 fee for replacement cards and your account must be in good standing before access cards are mailed.
  • Unauthorized access or violation of pool rules and restrictions will constitute an immediate $250 fine and deactivation of access card for 1-2 weeks or remainder of the pool season.
  • Fence jumping, after-hours activity, foul or abusive language, public urination, or nudity and refusal of dismissal from the pool will not be tolerated. The HOA Board and/or Pool Committee members are authorized to notify the proper authorities and/or impose an immediate $250 fine.
  • No unaccompanied children under 14. They must be accompanied by an adult 18 yrs or older.
  • No food, drink, or glass bottles in the pool area.
  • Private parties or reserving the pool area is prohibited.

Upgrades coming to the Bill Atkinson Animal Welfare Center Tuesday, April 1, 2025
A project to renovate and expand the Bill Atkinson Animal Welfare Center will kick off soon. The 3,520-square-foot addition will enhance animal intake, adoption services, and training spaces and add new shade structures over outdoor animal bonding areas. The project will also convert the existing K-9 unit building into specialized high-risk and quarantine isolation kennels. Expanded parking and reconfigured intake and adoption spaces will improve accessibility and streamline operations, reflecting the County's commitment to prioritizing animal welfare. Place Services Inc. was awarded the construction contract. The $4.4 million upgrades are funded by the 2023 SPLOST. The center will remain open to the public during renovations.

2025 Assessment Pay Schedule
Failure to pay your assessments by the last day of the month it is due in, will result in a late fee being added to your account and your account being referred to the association's collections agency or attorney, which will result in additional fees. 

Amount: $200.00 Due: 1/1/25 Late Date: 1/31/25 Late Fee: 12%

Amount: $200.00 Due: 2/1/25  Late Date: 2/28/25 Late Fee: 12%

Amount: $200.00 Due: 4/1/25 Late Date: 4/30/25 Late Fee: 12%

Homeowners can make online payments by going to www.thomaswilliamsmgt.com and registering for their online account if they are not in collections. You do not need your account number to register and your association name is Manchester Walk. Please note there is a nominal fee for online payments. Owners can also go to https://propertypay.cit.com with the following information to make payment.
